Q & A
Why should I stage my property?
According to studies a property that has been staged can sell up to three times faster than non-staged properties and home staging can increase the value of a property by up to 10%.
How much would a typical two bedroom house cost to be staged?
An initial home staging consultation and report could cost as little as £250. This will include a 1-3 home visit and a detailed report with recommendations and a plan of action, which you can chose to do yourself.
If you would rather one of our professional home stagers to manage the project, they will provide an individual quote. Each property is unique and requires different levels or work. This will vary depending on whether the property only needs a few tweaks or extensive de-cluttering and decoration.
If the recommendations are not achievable on your budget, you have the option of doing some of the work yourself and you can hire a home stager for some of the tasks. We can do as little or as much as you like and can work towards your budget.
Could I stage my property myself?
Yes, If you are working to a budget, you could choose to have an *Electronic Home Staging Report.*This would involve, sending us a video, measurements and photos of your property. We would then view this and give you a detailed report giving our recommendations, tips and tricks to stage your property to its best advantage.
Alternatively, you could opt for the Home Staging Consultation Report, whereby we visit your property and provide a comprehensive report for you to do the work yourself. Having done the work yourself, you may wish for a professional homestager to return to add the finishing touches to make it ready for sale
My property has been on the market for several months and it is not selling, should I stage it?
Yes. It has become common that after a few months of a property being on the market, the seller reduces the price by approximately 5%.
This could lose the seller £1000s.
*We highly recommend that before considering a price drop, you consider a much cheaper alternative and arrange for one of our professional home stagers to re-style your property to give it that 'wow factor '*which will certainly work towards attracting more buyers.
In America, the vast majority of sellers use a professional home stager to help them sell their property quickly and for more money.
I am thinking of contacting a home stager, but I am embarrassed and overwhelmed by the mess and state of my house, what should I do?
It is not uncommon for a homeowner to feel embarrassed if their property has become a little cluttered or tired.
We as home stagers are non-judgemental and are experienced at getting the best out of the messiest of houses. We reassure our clients that a home is to be 'lived in' but we also encourage them to realize that when it is time to sell, lifes "nick nacks" need to be packed up and taken to their new home.
*Buyers want to be able to view the property as clutter free and clean and tidy as possible so they can envisage themselves living there.*We can support and help sellers do this.
I am a landlord with an empty property and I haven't the time to decorate or furnish the property, is this something you can help me with?
Yes, we can manage the entire project for you and work within your budget. We can furnish the property with appealing and attractive furniture and accessories that will appeal to the modern buyer or tenant.
We can arrange for the cleaning and any decoration that may be required and *we can liaise with third parties and estate agents *so you wont have to worry about anything
