What Does It Really Mean When a Property Is Staged?

When people hear the term home staging, they often picture a beautifully presented show home with stylish furniture, cosy accessories and perfectly made beds. While that's certainly the end result, many homeowners and developers don't realise just how much planning, design, logistics and hard work goes into transforming an empty property into a home that buyers fall in love with.

At Farrow Home Staging, one of the questions I'm asked most often is:

"What exactly happens when a property is staged?"

So, I thought I'd take you behind the scenes and explain the entire process—from your first enquiry right through to the day we collect the furniture after your property has sold.

Step 1: The Initial Enquiry

Most clients first contact me by:

At this stage, I'll usually ask you to send:

Photos of the property
A floor plan if available
A walkthrough video
Details about the property and location

This gives me a good understanding of the property and allows me to provide a guide price estimate.

It's important to remember that every property is different. The initial estimate is designed to help you understand whether home staging fits within your budget and whether we're the right fit for your project.

Step 2: Property Visit & Final Quotation

If you're happy with the initial estimate, I'll arrange a visit to the property.

During this visit I will:

Measure rooms
Assess layouts
Take photographs and videos
Identify the target buyer
Discuss design options
Consider access requirements

After the visit, I provide a detailed quotation based on the property's specific needs.

No two staging projects are ever identical. Costs can vary depending on:

Property size
Accessibility
Number of rooms
Length of staging period
Design style required
Furniture availability

Once you're happy to proceed, a contract is signed and the exciting part begins—the design process.

Step 3: Designing Your Property

This is where the vision starts to come together.

I create a design concept that complements the style, age and character of your property while appealing to the widest possible audience.

Whether it's:

A modern apartment
A family home
A luxury development
A cosy cottage

The design is tailored to attract your ideal buyer.

I generally favour neutral and earthy colour palettes because they have broad appeal and help buyers imagine themselves living in the property.

You'll often see:

Soft greens
Warm blues
Natural browns
Gentle yellows
Textured fabrics and layers

I tend to avoid strong or highly personal colours such as bright reds, purples and overly bold schemes, as these can be more divisive and distract buyers.

The key is creating a home that feels:

✔ Move-in ready

Step 4: Preparing for Staging Day

For vacant properties, preparation is extremely important. Before staging day, the property must be:

Completely empty
Professionally cleaned
Free of building materials and tools
Free from outstanding renovation works
Ready for photography

This ensures we can work efficiently and achieve the best possible result. Access is usually arranged through either, The homeowner, The estate agent or The developer.

You don't need to be present during the installation. Once we've completed the staging, we'll return the keys as agreed.

Step 5: Staging Day – Bringing the Vision to Life

This is my favourite part of the process. Our team arrives ready to transform an empty shell into a beautiful home. Depending on the project, our team may include:

Drivers
Furniture lifters
Professional stagers/assistant

We unload everything from the van and carefully install it within the property.

A fully staged property typically includes:

Beds and bedding
Sofas
Furniture
Artwork
Lamps
Rugs
Cushions
Plants
Bathroom accessories
Towels
Decorative accessories
Books and styling pieces

The goal is simple:

To make buyers walk through the door and instantly feel at home. The finished result should feel like stepping into a beautifully presented show home—without any of the real-life clutter.

Once installation is complete, the property is ready for professional photography, marketing and launch onto the property portals.

Most staging packages remain in place for around six weeks or longer if required.

The Reality of Staging Day

People are often surprised by how physical home staging actually is. While we have specialist furniture movers and lifters, staging is very much a hands-on profession.

As a home stager, I often joke that I can become a little bossy on installation day—but only because I have a clear vision of how the finished property should look!

You might hear me saying things like:

"Move that chair six inches to the left."

"That lamp needs to be slightly higher."

"Let's swap those cushions around."

Sometimes the smallest adjustments make the biggest impact. As a family-run business, much of the styling is completed by myself and my mum (Sue). We work closely together to ensure every room feels balanced, cohesive and inviting.

Does Home Staging Really Work?

In my experience, absolutely.

Today's property market is highly visual. The first viewing almost always happens online, which means your property needs to capture attention immediately.

Empty properties often:

Feel smaller than they really are
Lack warmth and character
Struggle to create an emotional connection
Sit on the market longer

Professionally staged homes help buyers visualise how a space can be used and create the emotional response that often leads to viewings and offers.

Many of the properties I've worked on have achieved faster sales and stronger buyer interest after staging.

Things to Consider Before Staging

1. It Is an Investment

Home staging costs money, but it should be viewed as an investment rather than an expense.

For example, a previous project a £4,000 staging investment resulted in multiple viewings and 20k over asking.

The goal is to maximise your property's presentation and market appeal.

2. There Are No Guarantees

Home staging is a powerful marketing tool, but it cannot change fundamental aspects of a property such as if your property:

Is on a busy road
Opposite a busy school
Limited parking
A small kitchen or undesirable layout
Structural limitations

However, staging can help draw attention to the property's strengths and minimise the impact of weaker areas.

3. You Need to Trust the Process

The clients who see the best results are usually those who fully embrace the staging process.

I often use this analogy:

Would you sell a second-hand car without cleaning it, polishing it and making it look its absolute best?

Most people wouldn't.

So why would you market your biggest financial asset without presenting it at its absolute best?

A property deserves exactly the same level of preparation.
